Homeowners are liable for damage caused by neglect, carelessness or violation of these rules and regulations. Penalties include, but are not limited to, fines and cancellation of further use privileges by the homeowner, and other occupants of the violating unit. Homeowners shall abide by these rules to ensure the safety and enjoyment of all persons using the Clubhouse.
Clubhouse hours are 8:00 AM to 10:00 PM Monday through Sunday.
The homeowner must remain present at all times with their party unless written approval has been provided to management that owner accepts liability for renter(s) actions.
Up to 6 guests are allowed per unit without a reservation.
Owners, residents and tenants are responsible for their guests. Please inform your guests of these rules.
No wet swimwear or towels in the clubhouse.
Homeowner must abide by the local noise ordinances. Excessive noise that will disturb other users is not permitted. Please be respectful and courteous of other guests.
Clubhouse doors may not be propped open.
Smoking, vaping and tobacco use is prohibited while on clubhouse property except in the designated smoking area. Marijuana use is prohibited at all times.
Homeowners are responsible for keeping the clubhouse neat and orderly during their use of the clubhouse.
Smoking/vaping is prohibited in all areas of the clubhouse.
Pets are prohibited in all areas of the clubhouse, pool, and gym.
Clubhouse furniture is for sitting only and may not be used for storage.
Homeowners are responsible for cleaning any spills and ensuring the floors and carpets are in the same or better condition as when they arrived. All furniture, surfaces and equipment must be in the same or better condition at the end of use as well.
Homeowners shall not move any of the decorations in the clubhouse, take furniture from the clubhouse outside or take furniture from the outside areas into the clubhouse.
Ensure all appliances and TVs are turned off after use. Leave all lights on and doors unlocked, unless instructed otherwise.
No one under the age of 16 permitted without a guardian present.
All groups must be accompanied by a resident of at least 18 years of age or older with a functional access fob that can be produced and scanned upon request.

The kitchen and theater room are reservable together, or separately. Kitchen reservation guests may use the pool table room, grills outside the kitchen, and common seating area but are not allowed to prevent other residents from using these areas.

Guests may use the pool area and are required to abide by all the pool rules.
30 maximum guests are allowed for kitchen reservations, and 13 for the theater room (43 guests allowed if both areas are reserved together)
Only 1 clubhouse reservation per unit is allowed in a 30-day period.
Clubhouse reservations may be made Saturdays and Sundays only during the 1PM - 5 PM and 6pm - 10PM time blocks.
Reservations must be scheduled 7 days in advance.
No reservations are allowed beyond 90 days in the future.
Reservations are for a maximum of 4 hours and must include a 1-hour buffer before the start time to allow for setup and cleanup time.
A refundable deposit of $200.00 will be applied to the HOA account of the owner reserving the clubhouse. The deposit will be refunded after a clubhouse inspection is performed.

Once your reservation is approved, management will have a printed parking pass emailed to you for your guests. This pass can be printed and displayed in your windshield. Here is an example of what that parking pass will look like - example of printed parking pass
It is important that you leave the Clubhouse clean so the folks using it next don't have to clean up after you. We recognize that we all have different standards and you should plan to come early and check to make sure the Clubhouse meets your particular standards. Some touch up may be required prior to your event.
Empty all wastebaskets into the Mesa city trash bins Southwest of the outdoor fountain in the West courtyard.
Sweep all floors. Sweeping is not optional.
Wipe off all counter tops with warm water to remove any residue.
Wash and dry any community cookware, dishes, and flatware and return them to cabinets.
Flush and clean all toilets and sinks in the kitchen and bathrooms.
Pickup any trash like cans or cigarette butts from around the outside of the clubhouse.
Remove any party decorations, such as balloons, ribbons, streamers, banners, or signs.
Shut and lock all sliding glass doors.
Failure to follow these rules may result in fines, revocation of access to HOA amenities, and possibly criminal charges, depending on the severity of the infraction.
